The Corporate Real Estate Consultant provides real estate expertise and transaction management to Caterpillar Business Units across the globe, including site selection, acquisition, disposition and leasing of new manufacturing, warehousing, office, and specialty facilities by working with brokers, landlords, property owners and other internal/external service providers. Consulting scope includes research, competitive search management, negotiations, real estate transactions, and specialized in-depth projects to administer Caterpillar’s real estate matters.

What You Will Do:

  • Provide leadership and consulting to assigned Business Units worldwide on all aspects of real estate requirements and transactions. Act as the source for industry expertise, insight, strategy, and alternative approaches to fulfilling specialized property requirements

  • Identify opportunities to acquire or dispose of property and investigate alternatives for property utilization within the present property portfolio

  • Implement enterprise level policies and procedures, and specific requirements for real estate transactions

  • Perform as a team leader or subject matter expert on special highly confidential enterprise projects involving real estate. Evaluate risks and opportunities associated with potential transactions. Communicate findings and recommendations to Business Units and executive leadership

  • Coordinate with various enterprise specialists and process owners including Business Units, Legal, Accounting, Treasury, Insurance, Tax, Facility Planning, and Public Affairs to properly manage and carry out transactions

  • Provide specialized support to Director of Real Estate and Real Estate Transaction Manager on assigned transactions and projects having widely varying complexities, circumstances, and durations

  • Global travel as necessary to evaluate properties and complete projects

  • Communicate with external brokers, consultants, landlords, title companies, surveyors, and property owners

  • Negotiate deal terms and conditions with counterparties

What You Have:

  • Education/Experience: 4-year college degree in Finance, Business, Real Estate, Economics, Accounting, or a similar field and/or equivalent experience

  • Effective Communications: Strong organizational, verbal, and written communication skills, and proficient with Microsoft Excel and PowerPoint

  • Negotiating : Knowledge of successful negotiation concepts and techniques; ability to negotiate successfully across the organization and with external vendors and clients in a constructive and collaborative manner

  • Collaborating Globally: Knowledge of effective collaboration techniques and ability to build networks with people from different countries and cultures, think and work with them to bring positive impact and flourishing business results. Collaboration with external parties as well as several internal organizations, including Facilities, Accounting, Finance, Tax, Legal, and senior leadership, among others

  • Project Management: Knowledge of effective project management strategies and tactics; ability to plan, organize, monitor, and control projects, ensuring efficient utilization of technical and administrative resources to achieve project objectives

Top Candidate Will Also Have:

  • 3+ years’ experience in commercial and industrial real estate with experience in commercial contract negotiations

  • Professional licensure as a real estate broker

  • Understanding of site selection processes and the commercial real estate industry, including critical metrics, trends, market awareness, competitive procurement strategies, transaction methods, and best practices

  • The primary location for this position is Peoria, IL
